Choosing a Custom Home Builder
A custom home builder must be qualified in his field, and must have membership of trade associations that are required by the state. He should be licensed to build homes in your state, and in your area. The custom home builder should be insured, and if he plans on sub contracting the work to others, those sub contractors should be insured too. He must be bonded too. This will help avoid any liabilities if one of his workers is involved in an accident on the premises.
The best way to check a builder's portfolio is to look at homes that they have built. Your custom home builder should be able to supply a list off custom built homes he has built in the area, and should be able to give you addresses and telephone numbers of those homeowners. Make a trip to check out his work, preferably on a weekend, when you're likely to see people in the yard. You, then have a chance to strike up a conversation with the homeowners, and you can use this as an opportunity to ask questions about the builder. Ask if they are happy with the home. Did the builder complete the project as scheduled? Did he build your custom home within budget? Was he available to offer help when problem arose after construction? Make time to talk to as many homeowners as possible.
Take a look at homes from the outside, and check the quality of architectural features that have been incorporated by the builder. Walls should be smooth and unbridged, and should have a refined texture to them. The gap between doors and windows and the walls themselves should be smooth, and have no grooves. Look at the small things, the points where the walls meet countertops, and cabinetry, and the quality of arches, domes and other architectural features.
